1. Anchor Guest House, 7 Church Street, Maldon CM9 5HW
Variation of condition 2 (approved plans) on approved Planning Permission 20/00206/FUL (Alteration of existing property and change of use of ground floor guest house accommodation to form a five bedroom "house in multiple occupation". Existing first floor flat and existing attached cottage to be retained as independent dwellings.)
Amendment sought: replace windows and door on front elevation.
2. 8A Mill Road, Mayland
An application for the erection of a single four-bedroom dwelling.
3. Heath House, Braxted Road, Little Braxted CM8 3JY
Demolition of existing timber framed outbuilding. The construction of extension to existing detached garage and conversion to provide ancillary accommodation to the main dwelling for use as a granny annexe.

Beneficial use of dredged sediment (BUDS) to create a platform on the inter-tidal area for three redundant Thames lighter barges to be placed and infilled with sediment to create new habitat for nesting birds and shelter existing saltmarsh against wave-induced erosion.
2. Grain Drying Unit Approximately 60 Metres South East of Barn Listed QV 8 129, Hall Farm, Hall Road, Southminster
Repair and alterations to building and change of use to up to four separate units for planning use Class E purposes. Works include the replacement of the roof, repairs to the masonry, internal insulation to the walls and floor, installation of a new load bearing first floor immediately above the existing floor, and installation of glazing to existing openings. Removal of one internal wall and creation of new internal openings. Removal of redundant machinery. Installation of new stairs and new services (including all new electrical works, plumbing, heating and installation of new toilet facilities). New external oil fired boiler and new heating oil storage tank. Installation of new hard surface to south east of barn to facilitate level access into building.

Construction of single storey side extension and demolition of existing garage.
4. 39 Spital Road, Maldon CM9 6DZ
Single storey rear extension and dropped kerb access to front
Applications refused
1. Darcy Stores, 17 North Street, Tolleshunt D'arcy CM9 8TF
Outline planning application with all matters reserved except for layout and appearance for the construction of a convenience store.
Reasons for refusal:
- As a result of the size, position and design of the building proposed, the development would cause harm to the character and appearance of the area and would not preserve or enhance the Conservation Area, contrary to Policies D1, D3 and E2 of the Maldon District Local Development Plan and the NPPF. The public benefits of the proposal would not outweigh this harm.
- The development would not provide any cycle parking spaces and insufficient off-street parking spaces, failing to accommodate the demand which, in turn, will lead to cars parking off-site in adjoining streets potentially causing conditions of obstruction, congestion and danger to residents and other road users, contrary to Policies T2 and D1 of the Maldon District Approved Local Development Plan.
- The new building would result in the existing dwelling at the site being left without any useable private amenity space. This would result in an inadequate quality of life for the occupiers of the existing dwelling, contrary to Policy D1 of the Maldon District Local Development Plan and the NPPF.
2. 3 Calm Patch, Burnham-On-Crouch CM0 8GZ
Two storey side extension with single storey side/rear extension.
Reason for refusal:
The proposed development, due to its height, size and location would be a cramped and incongruous addition to the property that would cause harm to the character and appearance of the host dwelling and the surrounding area, contrary to Policies D1 and H4 of the approved Maldon District Local Development Plan, the guidance contained within the National Planning Policy Framework (2021) and the Maldon District Design Guide.
3. Graces, 40 Church Street, Tollesbury CM9 8QJ
T1 Birch tree - Remove 9 metres of the limb closest to the dwelling and ivy to be removed. T2 Birch Tree - Fell and replace.
Reason for refusal:
The proposed works, if carried out, would cause harm to the character and appearance upon the amenity of the area. Furthermore, there is insufficient justification proving the subject tree, T1 are the causing damage to the dwellinghouse and that further evidence is needed.
4. 2 Church Close, Wickham Bishops CM8 3LN
Claim for lawful development certificate for a proposed single storey rear/side extension, porch, infilling of door to the front and a change of fenestration to the rear.
Reasons for refusal:
- The proposed rear/side extension would not fall within the tolerance of Class A of Part 1, of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
- The proposed porch would not fall within the tolerance of Class D of Part 1, of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
